What You Will Need For the Pre-Approval Process

  • Your personal information, including SIN and government-issued photo identification (driver's license, passport).
  • Proof of employment, including confirmation of salary in a letter from your employer.
  • Any other sources of income information (current paystub, last two years of T4s, Notice of Assessments).
  • Details of all bank accounts, loans and other debts.
  • Proof of financial assets (savings, investments, vehicles, properties, etc.).
  • Housing history such as history of rent paid or information on other properties that you may own.

In–House Legal Services

Depending on the circumstance of your purchase, you may have the option to work through our lawyer with us paying all standard fees. You can also retain a lawyer of your own, at your own expense, who would then work with our lawyer. Please note that some lenders require this approach.

When it is possible, using our lawyer facilitates a smooth transition of paperwork and funds resulting in fewer delays because everything occurs in the same office. Our lawyer is familiar with our paperwork and procedures. Because we pay all standard fees, using our lawyer saves you money as well.
